Building Surveying
As an experienced building surveying practice, such services as measured surveys, condition surveys and defect analysis, along with associated remedial works and contract administration roles, remain integral to our core services.
These, along with option appraisals, feasibility studies and our design, remodelling and refurbishment services also ensure that our clients can have confidence that the end product is tailored to suit their specific requirements.
Once the premises are in operation we are able to assist in keeping them that way. We provide asset management, estate management and strategy, and forward maintenance planning services, so that the client is fully informed of the present condition of their premises and the future expenditure needed to keep it fully functional and in a good state of repair.
Conservation
We delivers conservation planning to the design, specification and management of conservation, rehabilitation and adaptive re-use works to buildings, including Listed Building Consent. Where works are supported by grant aid, we provide the oversight of a conservation accredited professional, assisting building owners to adapt historic buildings to new uses.
Specialised Surveys
Our building surveyors provide asbestos surveys, disabled access assessments, advice on building defects and disputes as well as planned maintenance surveys with prioritised and costed recommendations and surveys of listed buildings.
Facilities Management
Planned works, properly carried out, significantly reduce the incidence and cost of reactive maintenance. We use a network of approved contractors to carry out maintenance, and provides a single point of contact and efficient administration of maintenance activities. We also have the capability to specify and project manage remedial works where required.
Damp/Timber
& Mould Survey
The inspection will cover the accessible timbers of the roof and floors. This will enable us to gain evidence of any infestation by wood-boring beetles/wood destroying fungi. The first floor walls will be tested for damp ingress. We will pay particular attention to areas at high risk of penetrating damp such as chimney breasts and walls adjacent to external water goods. We will then look at the walls at ground level for evidence of rising damp from ground water and water ingress from internal or external defects. We will also inspect the walls below ground level in basement areas for evidence of penetrating water from the ground. External observations including photographs of areas of concern as well as an internal observation. You will be provided with conclusions including a full plan highlighting the work required. Specification and budget estimates are based on current industry rates.
UKBA Surveys
The property will be inspected and the Officer must confirm that the property:Is free from Category 1 and 2 Hazards under the Housing Act 2004,Is in reasonable state of repair, andHas sufficient space to accommodate both the current occupiers and any additional people who propose to live there.
