Your Building Regulations plans will include site location plan, floor plans, elevations and vertical sections through the building showing constructional details.

CERTIFICATE OF LAWFUL DEVELOPMENT
Lawful Development Certificate
A Certificate of Lawful Development (CoLD) is a formal document issued by a local planning authority that confirms the lawfulness of an existing or proposed use, development, or activity. This certificate can be crucial for property owners and developers, as it provides legal assurance that a specific development is compliant with planning and does not require additional planning permission.

Planning Appeals
If your planning application has been refused by a local planning authority, HAD is here to assist with planning appeals across the UK. We will guide you through the process on producing a supporting statement abd submission to the Planning Inspectorate. Our services encompass planning appeal guidance for all types of appeals, including householder appeals and written representations.
We will explore all available options. If you decide to proceed with an appeal, we will diligently prepare well-researched supporting documents for submission.
Our team is equipped to offer advice on appealing a refusals and are happy to provide you with case studies from previous appeals we have submitted. We will also inform you of the timelines associated with submitting an appeal.

Feasibility Studies
Feasibility reports for your Architectural project showing practical development potential. We find you the local policies, regulations, comparable projects and applications to show you what can feasibly be built on the site. We can provide examples of previously completed feasibility studies.

37 bed HMO approved in Conservation Area Bradford Described by Bradford Council private Sector Housing Manager and Senior EHO as one of the best HMO applications he has ever received.
Change of use from existing mixed use laundrette and x2 residential to Sui generis 13 bed HMO. This project was located in Burnley, Lancashire and submitted to Burnley Council for approval. HAD & CO worked on the Architectural Design/Planning/CMP/Building Control drawings.
This property was C3 use located in Stockport, the proposal was a 6 bed HMO, it was not in an Article 4 area and therefore automatically had permitted development right, we applied for an LDC Certificate of lawful development and building regulations drawings. The project is due for completion this month.

Manchester has an Article 4 Direction in place targeted at HMOs specifically which affects all of Manchester, this is a conversion to a sui generis 10 bed HMO, full planning, building regulations completed by HAD.

Grade 2 listed building in a town centre conservation area converted to 12 bed HMO, to occupy 17 in Burnley, Lancashire.

We submitted an application to Trafford Council, proposed a change of use from a C3 6 bed residential dwelling to a 8 bed Sui Generis HMO - Application was refused due to excessive number of bedrooms, excessive noise, detriment of amenity to neighbours and more. We appealed the decision and it was overturned by the Planning Inspectorate!
Planning permission is granted!
The property, spread over 3 storey with an attic was constructed during the 18th Century and served as a domestic dwelling (for Matson family of Tytup Hall, Furness). Carefully designed and converted to self contained flats, supporting planning statements, heritage impact assessment, heritage statement. Located in the Lake District.

The process was smooth and efficient, with the application facilitated by our submission of a detailed supporting statement, which helped streamline the process.

Change the use of a building from industrial to restaurant use, with external changes and an addition of a mezzanine area, once completed the client instructed HAD to provide a full interior design service.
Located across the road from Natural History Museum, Princess Gate is a prominent area in Knightsbridge, HAD & CO worked on this space planning project making the space more functional, efficient, and aesthetically pleasing. We analysed how the space was currently used and designed a layout that maximises the available space.
HAD worked on the change of use of this property, from a sales premises to a restaurant and hot food takeaway. Roman Road is a road in East London, the local authority, London Borough of Tower Hamlets.

Metal Screen Design

Commissioned by Burnley Council to design four laser-cut metal screens for Stoneyholme Gardens, located on Burleigh/Gordon Street in Burnley. We worked on enhancing the existing play area and introduced some new features. A design plan outlining the project and the location of the metal screens below.
